The 7 deadly sins that could kill the sale of your Brentford home

The property market has been on the sellers' side for the last two years and, as such, has allowed some people to become complacent.
But with the high cost of living crisis, prices and predictions of the market are starting to slow and the tables have started to turn. Anyone considering selling their home can no longer rely on a crazy market to get the job done. To get the best price for your house requires effort.
These are the seven deadly sins that could easily kill or hinder the sale of your Brentford home, which you want to avoid at all cost.
1 . Pride
You love your home, but there is no bigger hinderance than loving it too much and having your blinkers on. Everyone can make unique decorating choices, leave a handful of DIY jobs undone, ignore rooms without purpose and have a reluctance to declutter.
After all, buyers can see through these flaws, can't they?
Well, many really can't. Remember the same essential rules for presenting your home are important in any property market: don't let your pride effect your sale.
2 . Greed
Greed is a behaviour that home sellers fall into often, without even realising. Of course, you believe your home is worth a particular amount, especially when you have watched the local market and consider your house comparable to that three-bedroom conversion a few roads away that sold for £x without having touched the kitchen in more than two decades.
But every home is different, even if they may look the same. When we value a property, we take everything about it into account, and this includes what the market at that particular time will pay for it.
Home values change from street to street, from house to abode and, although doing your research is a good starting point, it is important that you listen to what the experts tell you. If you overvalue your property you could end up selling it for a lot less than your initial appraisal - because if buyers think your property is overpriced, they're unlikely to view it, leaving your home gathering cobwebs in an estate agent's window. Put greed to one side and you are far more likely to receive an offer near your dream amount.
3 . Lust
You see the home of your dreams and, desperate to make an offer, you suddenly need to move. This lust for a new property has made many an Brentford homeowner rush into decisions that undermine their property or its pending sale. If you have seen a home your want, your best course of action is to put all your efforts into selling your home and achieving the strongest offer for it you can. A strong sale is what sets you up to put that offer in on your dream home.
4 . Envy
The little green-eyed monster is never good - unless, that is, you can twist those feelings into a positive. We often see the envious side of a seller after they have watched a neighbour sell their home above the valuation they received on the property. Rather than see this as a negative, find out why. Did the buyer love the garden? The kitchen? Did their attic conversion create an essential extra bedroom? Find out if there are upgrades you could emulate for your own home to help achieve that envied sale price.
5 . Gluttony
Are you someone who always wants more? More online views, more viewings, more offers, more, more, more. When it comes to selling your home, gluttony does not sell houses; what you need is not quantity, but quality.
You may have only had three potential buyers through the door in the first couple of days of marketing, but if those three buyers are serious and translate into offers, what more could you need?
6 . Wrath
There is nothing like a house move to bring out a wealth of emotions - some of them wonderful to experience, and others completely not! Undoubtedly there will be stress, and there will often be things you don't expect. So allow us, as your estate agent, to take on the strain so you don't cause your sale to collapse due to the wrath.
7 . Sloth
You may not be in any hurry to move but that doesn't mean every other buyer or seller in your chain is in the same place. Whilst you may be very happy to see things plod along, your lack of haste may be seen as delays by your buyer.
Delays are a deadly weapon when it comes to house sales. Delays cause doubts, and doubts are one of the biggest reasons for people to pull out of a sale. So think more like a cheetah and help the sale to a quick and graceful completion.
But... The biggest sin of all
One of the biggest sins is to not choose the right estate agent, as they will ensure that none of these sins are committed and that your sale is a heavenly experience.
