Hounslow Council green lights redevelopment to part of Victory Business Centre into flats

Hounslow Council planning committee approves application to redevelop an unused part of Victory Business Centre into flats consisting of 33 homes.

The project involves the construction of a part four, part five-story residential building, comprising of 33 homes which was approved by the committee last week 7 December. 

Head of Development Management, Matthew Rees, says the project aims to provide a high standard of accommodation while preserving the living conditions of neighbouring properties. 

The proposed building design includes communal amenity spaces along the northern and eastern boundaries, with a courtyard to the southwest.

Developers Dunmore plan to construct 33 homes, consisting of 14 one-bedroom units, 17 two-bedroom units, and two three-bedroom units. 

Notably, the proposal does not include any affordable housing, a decision supported by a Financial Viability Assessment submitted by the developers. 

Mr Rees explained: "They have prior approval for the scheme, and they've banked that. Now, they want to have an uplift over that scheme but still get to keep a profit over what they've banked." 

However, concerns were raised during the planning committee meeting, particularly by a nearby resident. 

One nearby resident expressed worries about the impact on privacy and sunlight due to the proposed additional floors with windows overlooking their property.

In response, Mr Rees acknowledged the concerns but emphasised that the process the developers are following is lawful. 

In response to the potential sun light and privacy issues raised by the objector, Director of Dunmore, Alex Marshall said: "The extant consent is already there. The additional bits that we have put forward today is as far away from their (objector's) house as possible, the additional bit is 20 metres away."  

Mr Marshall, defended the redevelopment, highlighting the company's substantial investment in the site over the years. 

He added: "The development would deliver valuable new homes to the borough and bring back a vacant site that struggled for many years."
